Grove Hotel Development update for AURC IV Investors

【翻译】格列佛酒店工程进展报告 – 2016 年第四季度 工程描述 格列佛酒店工程涉及两部分内容,一个就是对临街的“老楼”做改造,一个就是对后面的 老楼全部拆除并新建一个 9 层的“新楼”。现在临街的老楼内部已经全部拆除,工程前期 的工作已经完成,马上进入装修阶段。后面的新楼地基已经全部完工,地上部分正在按照 计划,顺利进行。 进展情况 由于本季节的雨水多于往年,所以市政在审批一些特许执照的时候,有些延误,但没有影 响到整体工程的进展。 1. 第五层采用后张法施工的阳台已经完成。 2. 第六层的顶梁柱和剪力墙已经完工。第六层的楼板的模板已经完工,正在进行 MEP (机械、电工和水暖管道)的工作和后张法钢缆的施工。 3. 临街老楼的所有窗户的结构通过了首次测试,没有发现任何问题。 4. 货运电梯井的支撑设计已经完成并正在安装。 5. 房间的模板模型设计已经通过了二次审阅。外观模型的制作一旦收到顾问的图纸, 即将开始施工。 正在进行的工作 1. 六层的地板的水泥浇筑会在 2016 年的 12 月 29 日进行。 2. 临街老楼的屋顶施工正在进行;结构部分正在进行干燥操作。三层的地板和墙的加 衬套工作正在进行。 3. 货运电梯井已经挖好,正在做模锻并开始浇筑水泥。临时的支撑墙体已经建好,当 水泥达到相应强度的时候会撤掉。 4. 在临街的老楼的楼梯都已经铺设了新的垫板。 5. 下个季度,针对老楼的隔音效果进行测试,从而决定是否要加厚相应的墙体和楼 层。 安全 为了保证施工的安全,承包商每天都会召开施工班组长会议,讨论工程的后勤保障和施工 安全问题。 随着新楼的层数不断升高,每天都对防护、突出的尖锐构件进行重点提示,包 括对楼层中的开孔、管廊走线等进行培训和提示。 在这个季度中,没有发生施工安全事 故。 承包商 HSW 在工地周围建立了一个控制禁行区域,从而提醒和保证行人在经过工地时候 的安全。HSW 在施工过程中也与邻里保持了良好的关系。
【原文】Q4 Update | Copyright January 2017, American United EB-5 Regional Center 2 Grove Hotel Project Update – Q4, 2017 General Project Description As previously reported, the Grove Hotel project involves two adjacent buildings that will be combined into a single connected structure which will feature a three story building in front and a nine story building behind it. The former historic Grove Hotel which sits at the front was entirely gutted in preparation for a complete renovation. The former one story building behind it was demolished and is being rebuilt from the ground up. Achievements Despite a couple of weather and permit related delays this quarter a number of milestones have been reached. The 5th floor PT (post-tension) deck has been placed and stressed. The 6th floor columns and shear walls have been placed and deck forming is complete for the 6th floor deck, with finishing work continuing on the MEP (Mechanical, Electrical, and Plumbing) rough in, PT cables and reinforcing. The window test on the Old Grove was completed and passed the 1st test with no issues. Shoring design was completed and installed for the freight elevator excavation. The mock-up rooms have had their 2nd review with the design team and exterior mock-up will start upon receipt of sketches from the consultant. Work in Progress The 6th floor deck placement was scheduled to begin on December 29th. Roofing is currently in process on the Old Grove and the structure is in the dry. Flooring demo and sheathing is nearing completion on the 3rd floor of the Old Grove. The freight elevator pit is now excavated and is scheduled for forming and placement of concrete, which will be a major milestone. Temporary shoring is in place and will be removed upon pit walls coming up to strength. Slab on grade is being formed up for the remaining areas in the Old Grove basement. Next quarter will see acoustical testing of the floors in the Old Grove to determine if an acoustic mat is required and to confirm that selected materials exceed the acoustical design assumptions. Safety To ensure safety, daily foreman meetings with subcontractors on site are held to discuss logistics and safety. With the elevated platforms, guardrails and leading edge exposure have been emphasized as well as holes and openings in the decks and roof of the Old Grove which are being monitored. No safety or incident issues have been reported this quarter. Contractor HSW has created a controlled access zone and overhead protection to keep pedestrians out of the hoisting zone on 4th Avenue. HSW continues to maintain a positive relationship with the neighbors.
